What the inventory contains
The inventory contains suggestions as to the rooms in the property and the contents of each room. It will need to be amended to ensure that it is accurate with respect to the property that you want to use it with. Most standard rooms are covered here, such as the bathroom and the bedroom, as well as the contents of the cupboards, drawers etc.
How to use the inventory and why you should use it
Where items are listed in this document that are not present in the property then you will need to delete them from this inventory – for example if the inventory refers to rooms which are not in the property (e.g. there is no Bedroom 3) then simply delete this whole room.
You will also need to be sure to include those items that we have not listed but that are present in the property in question. This extends to all rooms in the property, every one of which should be listed - you will see there is a section headed Insert Name Of Additional Room. If there are extra rooms which are NOT covered in the descriptions (e.g. there is a bedroom 4) then you need to insert this for EACH additional room and include the appropriate details.
You may wish to include photos of each room to show the state of that room at the start of the tenancy. Where there is any damage or defect then you may wish to consider taking photos to show the extent of that damage or defect.
In a completely unfurnished property you can delete sections which contain items and simply leave the sections headed “Decoration”.
This inventory should be signed by both the landlord and the tenant, at which point it becomes an offcial, agreed record of the state of the property.
Content
This document contains everything that would usually be found in the inventory of an unfurnished property. This includes details of:
A list of utilities, including descriptions, settings and readings.
This document is specifically designed as an inventory for an unfurnished property
This document will not provide an effective structure for anything other than an inventory for an unfurnished property.
If you are looking for terms and conditions for the supply of services other than these, or for any other document, please see our contents pages.
INVENTORY OF Insert address of property
The following is an inventory of all rooms and facilities provided in the property. Alongside the list of the contents of each room has been listed there is a brief description and/or model number, description of any existing defects or damage, and the number of duplicates.
