What the inventory contains
The inventory contains suggestions as to the rooms in the property and the contents of each room. It will need to be amended to ensure that it is accurate with respect to the property that you want to use it for. Most standard rooms are covered here, such as the bathroom and the bedrooms, as well as the contents of the cupboards, drawers etc.
How to use the inventory and why you should use it
Where items are listed in this document that are not present in the property then you will need to delete them from this inventory – for example if the inventory refers to rooms which are not in the property (e.g. there is no Bedroom 3) then simply delete this whole room.
You will also need to be sure to include those items that we have not listed but that are present in the property in question. This extends to all rooms in the property, every one of which should be listed - you will see there is a section headed Insert Name Of Additional Room. If there are extra rooms which are NOT covered in the descriptions (e.g. there is a bedroom 4) then you need to insert this for EACH additional room and include the appropriate details.
You may wish to include photos of each room to show the state of that room at the start of the tenancy. Where there is any damage or defect then you may wish to consider taking photos to show the extent of that damage or defect.
This inventory should be signed by both the landlord and the tenant, at which point it becomes an official, agreed record of the state of the property.
