BUSINESS LEASE TERMINATION - BREAK CLAUSE - PACK

WHEN TO USE THIS PACK

 This pack contains the Notice and accompanying letter and guidance to terminate a lease. It is used when the tenant wants to give notice to end (terminate) an existing lease which has a break clause in it.

 A break clause is a common clause in a lease which allows the tenant to bring the lease to an end after an agreed period of time. For example, in a lease which runs for 10 years, the lease may say that the tenant can bring the lease to an end on the date the lease has run for 3 years.

 This pack contains both the formal Notice which the tenant must serve on the landlord to bring the lease to an end and the letter which should accompany it.

THIS PACK CONTAINS THE FOLLOWING:-

• Guidance as to what should be included in the Notice and letter.
• Guidance as to who the notice and letter must be sent to.
• The correct notice that the tenant must serve.
• An acknowledgement section which the landlord should complete.

DO NOT USE THIS DOCUMENT IF YOU

• Do not have a break clause in the lease.
• You would prefer to just have the formal Notice (see our other documents).
